These simple upgrades can add to your overall property value without breaking the bank:

Kitchen: For a few hundred dollars, you can replace the kitchen faucet set, add new cabinet door handles and modernize old lighting fixtures. Or upgrade work surfaces to a sleek and budget-friendly material such as stainless steel or cast concrete.

Bathroom: Swap frosted glass for clear glass, clean the grout, remove rust stains, apply fresh caulk and update doorknobs. Even buying a new toilet seat can make a difference. The beauty of the bathroom is that it’s typically a smaller room, so improvements can be minimal, yet noticeable.

Paint: Painting can have a huge impact on a home for a small amount of money. Revamp the color palette of a room or add an accent wall that keeps the same color scheme while adding flair. Even just focusing on the ceiling can enhance a space, especially when it hasn’t seen a fresh coat in years.

Lighting: Think about customizing lighting with dimmer switches or brightening a space with sun tubes can be smart investments for your home as well. Or consider changing light bulbs; high wattage make rooms feel larger and soft lighting brings warmth to empty spaces.

Landscaping: Well-kept landscaping can boost your curb appeal and create a positive first impression. Not only are overgrown trees and bushes an eyesore, but they can often lead to bigger problems down the road.
